- Deposits should be paid within 10 days of booking and are required for each week reserved. The balance of the rent must be paid eight weeks before arrival, otherwise we reserve the right to treat the booking as cancelled.
- In the event of cancellation less than eight weeks prior to arrival, the full balance remains payable. We will endeavour to re-let the cottage. If successful, all monies (except the deposit) will be refunded. In the event of a holiday being cut short, you will remain liable for the full balance.
- Unless otherwise agreed, holidays commence from 4.00pm on arrival day until 10.00am on departure day.
- We undertake to make the cottage available to you in a clean and tidy state and to maintain services and facilities in a proper working condition. You should take good care of the cottage and its contents, and leave it and cooking utensils etc in the clean and tidy state that they have been found.
- You are responsible for any breakages or damage you cause to the cottage and its contents. Please report these before you leave. Note that we do not charge for minor breakages or damage (eg glassware, crockery) but would be grateful for them being reported so we know to replace/rectify them.
- It is possible that during your holiday, something could go wrong or cause you concern. Should this happen, please contact us during your stay in order that an attempt can be made to rectify it.
- The use of the holiday accommodation is entirely at your own risk and no liability is accepted for loss, damage, sickness or injury, howsoever caused which may be sustained during the holiday to any member of the party, any car and its contents, or any possessions of the holiday makers. You are responsible for ensuring that your party are fully aware of all booking conditions.
- We would only cancel your holiday if the cottage was unavailable for reasons beyond our control. We would attempt to arrange alternative accommodation for you, however if this was either not possible or not acceptable to you then we would refund to you all monies paid for the holiday. Our liability to you would not extend beyond this refund.
- Smoking is not allowed in the cottage.
- Pets are allowed in the property but you must ensure that the property is kept in the clean and tidy state it is found.

- The number of people occupying Falls Cottage must not exceed the number stated in the booking form and must be a maximum of 4.

Our second holiday in Ingleton, we love the village and the places around here. Beautiful scenery and great places to visit. The dogs and Abel have loved it! Cottage is cosy and welcoming. Recommend visiting Brimham Rocks, White Scar Caves and the Waterfall Walk. Also Bolton Abbey is lovely in the autumn. We were blessed with blue skies and sunshine all week :) October 2018

Thank you for the welcome pack which was much appreciated. Booked for 3 nights but extended to 5 when we realised what a lovely cottage it is, it's so warm and well appointed. Weather has been cold wet and snowy but it hasn't made any difference. Ingleton is a great little place and the Hill Inn, as recommended by Yvonne, lived up to our expectations.
